Each listing shows the total price, the share price, funding progress and a year-by-year return timeline. Underneath sits the asset file: the independent valuation, the ownership agreement and the property documents.

Pick the number of shares and watch your total and estimated annual return update as you move. Your funds are only committed when the raise closes — if it does not close, you get all of it back.

Your signed contract is emailed to you once the investment closes, and the property appears in your portfolio at its live value. Net rent from income properties lands in your wallet monthly. Exit at the scheduled sale, or list your shares on the secondary market starting 6 months after purchase.

What it costs, in full.

Fees when you invest

No separate platform fee is added on a primary investment. The share price you see on the asset file is the price you pay.

Resale service fee, paid by the seller

Paid by the seller on a successful secondary-market sale, deducted from the sale proceeds and shown before you confirm.

Resale service fee, paid by the buyer

Paid by the buyer on top of the share price when buying on the secondary market, shown before checkout.

Performance fee

There is no performance fee. Fees only arise when shares change hands on the secondary market.

Risks

What can go wrong.

A platform that only lists the upside is selling you something. Here is the honest version — the same one printed in every asset file.

Vacancy

If a tenant leaves or stops paying, that month’s distribution falls or pauses until the asset is re-let. Rent is not guaranteed.

Valuation

Property prices fall as well as rise. An exit valuation below your entry price means you get back less than you invested. Projections are models, not promises.

Liquidity

The secondary market needs a willing buyer. Treat every investment as locked until its scheduled exit, and never invest money you may need within the term.

Construction delay

Off-plan assets can hand over late, pushing your return further out with no income in the meantime.
